What wears driveways down
Steep driveways carry heavy runoff in rain, collect fir needles and moss along shaded edges and take tire scuffs from cars climbing and braking. Over time, the surface erodes, scales and stains. Replacing concrete on a slope is costly and disruptive. Resurfacing and coating restore it for less.
Options
- Clean and seal for drives in good shape.
- Cement-based resurfacer for scaled or pitted concrete, textured for grip.
- Decorative overlays with borders, color and patterns.
- Exterior-rated coatings with UV-stable topcoats.
Traction on slopes
Safety comes first on steep driveways. We use broom finishes, grit additives and textured coatings that stay grippy when wet and when needles or leaves fall. A glossy interior coating would be dangerous here, so we never use one outdoors.
Why not garage epoxy outside?
Standard epoxy yellows in sunlight and can trap moisture rising from the ground. Exterior products are designed to breathe, resist UV and handle weather.
Preparation
We pressure wash, treat moss, degrease oil spots, repair cracks and spalls and remove loose concrete. Proper prep ensures the new surface bonds.
Cracks and joints
We fill cracks and maintain control joints so the new surface does not crack randomly. Some hairline cracks may return with seasonal movement and are easy to touch up.
Drainage
Water should move off the driveway, not pool at the garage door. We look at slopes and trench drains and can suggest improvements before coating.
When replacement is needed
Heaved, sunken or broken slabs need repair or replacement. We will tell you if coating is not the right fix.
Scheduling and access
Driveway work needs dry weather. We plan around forecasts and give you a clear timeline. For homes with one way in and out, we can work in sections so you keep access.
Matching your home
Grays and warm neutrals suit most homes. We can also coat walkways, porches and steps to match the driveway for a cohesive look.
Care
Blow off needles and leaves, rinse grime, treat moss early and avoid deicers containing ammonium. Reseal every few years.
Shared and HOA driveways
Townhome communities often share driveways and auto courts. We work with HOA boards and property managers on scope, color approval and scheduling so residents keep access during the work, and we coat in phases when needed.
Curb appeal
A clean, even driveway makes a strong first impression, especially on a hillside where it is a big part of the view from the street. Resurfacing is one of the most affordable ways to refresh a home's exterior before listing or after a remodel.
Tire marks and oil
Cars climbing steep drives leave scuffs, and parked vehicles drip oil. We degrease and pre-treat stains before resurfacing so they do not bleed through, and the sealed topcoat makes future drips easier to clean before they soak in. Keeping a drip mat under older vehicles helps too.
Our process
A typical job runs in this order: inspect, clean and treat organic growth, repair cracks and edges, apply bond coat and resurfacer, texture the surface for grip and seal. We review the finished drive with you and leave care instructions and a resealing schedule.
Will a coated driveway be slippery?
Not with the textured systems we use.
How long before I can drive on it?
Usually one to three days.
Can you coat steps too?
Yes, with matching textured finishes.
