Why floors fail
Most coating failures come from a few causes: the concrete was not ground, so the coating never bonded; a thin, one-part epoxy paint was used; moisture pushed up from the slab; or oil and sealers were left on the surface. Heavy vehicles and hot tires expose those weaknesses quickly.
Common problems we fix
- Hot tire pickup in tire paths
- Peeling at the garage door threshold
- Bubbles and blisters from moisture or outgassing
- Yellowing from sunlight
- Worn traffic lanes
- Chips from dropped tools
Spot repair or full replacement
If the coating is well bonded and damage is limited, we grind the damaged area, patch and recoat it. Flake floors hide repairs well. If the coating is peeling in many places, it needs to come off entirely. Patching a failing coating only buys time.
Removal and prep
We grind off old coatings with dust-collecting equipment down to sound concrete, then repair cracks and damaged areas before installing a new, properly bonded system.
Moisture issues
If moisture caused the failure, we test and use moisture-mitigating primers in the new system. In some cases, polished concrete is a better long-term choice.
Door threshold repairs
Steep driveways funnel water to the garage door, which makes the threshold the most common failure point. We repair damaged concrete there and use UV-stable, flexible topcoats that hold up better in that zone.
Recoats
If your coating is still bonded but dull or worn, a recoat can restore it. We clean, abrade and apply a new topcoat for a fraction of the cost of a new floor.
Our approach
- Inspect and test adhesion and moisture.
- Explain options honestly.
- Provide a written quote.
- Repair or replace to the same standard as a new floor.
Floors installed by others
We repair floors from other contractors and DIY kits. We explain what went wrong so you understand the fix.
Selling your home
A peeling garage floor can make buyers wonder what else has been neglected. A repaired or new floor is an affordable upgrade before listing and photographs well. We can often schedule quickly to fit your listing timeline.
Preventing problems
Use pads under jacks and kickstands, avoid dragging metal, clean spills promptly and call early when you see a small chip. Small repairs cost much less than big ones.
Cracks under coatings
Cracks in the slab can show through as lines or splits in the coating. We route and fill them with the right filler, rigid or flexible depending on movement, and recoat the area to blend with the floor.
HOA and condo repairs
In townhome and condo communities, failed coatings in shared garages or individual units may need board approval to repair. We provide documentation and work within community rules and hours.
Basement coating failures
Basement coatings often fail because moisture rises through the slab. Bubbles, white residue and soft spots are common signs. We test the slab, remove the failed coating and install a moisture-tolerant system or suggest polished concrete, which does not peel because there is no film on top.
Small fixes
Not every problem needs a full redo. Chips from dropped tools or jacks can often be patched and blended in a few hours.
Can you match my floor?
Close matches are possible, especially with flake.
How long does a repair take?
Small repairs often take a day; full redos one to two days.
Why did my coating peel?
Usually poor prep or thin material.
