What polyaspartic offers
Polyaspartic is a fast-curing coating in the polyurea family. It is used as a full system or as a topcoat over epoxy. It cures in hours, resists UV yellowing and stands up well to abrasion, hot tires and chemicals. For homeowners with busy lives and businesses that cannot close for long, it is often the best fit.
One-day installs
Traditional epoxy floors take a couple of days before you can drive on them. With polyaspartic, many garages can be ground, coated and topcoated in a single day, with foot traffic that evening and cars back in about a day. That means less time with your car parked on the street and your belongings stacked in the driveway.
Sunlight and UV
West-facing garages and homes with views often have doors open in the afternoon, letting sunlight reach the floor. Standard epoxy can yellow over time when exposed to UV. Polyaspartic stays clear and colorfast, which matters most for light grays and whites popular in modern homes.
Condo and commercial parking
Shared parking garages, storefront entries and lobbies need coatings that can be installed quickly to limit disruption. Polyaspartic systems let us coat sections overnight or over a weekend and reopen them fast. We can add striping and stall numbers.
Cool, damp conditions
Polyaspartic can be applied at lower temperatures than many epoxies, which helps in cooler months. We still check slab temperature, humidity and dew point before applying so the coating cures properly.
Durability
Polyaspartic topcoats resist scratching, hot tire pickup, road grime and many chemicals. They are slightly flexible, which helps them handle concrete movement. Combined with a flake broadcast, they make a floor that is tough, textured and easy to clean.
Our system
- Moisture testing and inspection.

Installed by pros only
Polyaspartic sets quickly, so it must be mixed, spread and rolled evenly by an experienced crew. It is not a DIY product. Our installers work as a team to keep a wet edge and avoid lap marks or uneven texture.
Cost
Polyaspartic usually costs more than standard epoxy. Many customers find the shorter downtime and UV stability worth it. We can quote both so you can compare.
Care
Sweep, rinse and squeegee when needed. Clean spills with mild soap or degreaser. Use pads under jack stands and avoid dragging sharp metal objects.
Good candidates
Garages with lots of sunlight, families who cannot be without a garage for days, condo parking areas, storefronts, restaurants and offices are all strong candidates. For a basement or a space with no sunlight and no time pressure, standard epoxy may be enough, and we will say so.
Odor and occupied homes
Some coatings have a strong smell during application. We use products and ventilation practices that keep odor manageable, which matters in attached garages and townhomes with shared walls. Most odor clears within a day.
Planning around wet months
Cool, damp weather affects how slabs dry and how coatings cure. We check slab temperature and dew point on install day and use heaters, dehumidifiers or cold-tolerant products when needed. Interior work goes on year round, while exterior jobs like sealing and driveways are best booked for the drier months.
