The floor, refined
Polished concrete is concrete that has been ground with progressively finer diamond tooling, hardened with a densifier and polished to a chosen sheen. There is no coating to peel or wear through. The result is a dense, reflective surface that suits modern, minimalist interiors and lasts for decades.
Modern homes
Contemporary homes with large windows, open plans and radiant heat often feature polished concrete on the main level. The floor reflects natural light, holds warmth from radiant heating and pairs well with wood, steel and glass. It is also a smart choice for daylight basements and ADUs.
Commercial spaces
Offices, galleries, retail stores, restaurants and fitness studios use polished concrete for its durability and low upkeep. It handles heavy foot traffic, rolling chairs and carts, and it brightens interiors by reflecting light.
Finish options
- Cream: minimal aggregate exposure, smooth and uniform.
- Salt and pepper: fine aggregate exposed for subtle texture.
- Full aggregate: larger stones exposed for a terrazzo-like look.
Sheen ranges from matte to high gloss, and dyes can add warm or cool tones.
Character and variation
Polishing reveals what is in the slab: color variation, old patches, trowel marks and cracks. Many people love that natural look. If you want perfect uniformity, a coating may be better. We inspect your slab and set clear expectations before starting.
Moisture-friendly
Because there is no film on top, polished concrete does not peel when moisture vapor rises through the slab. That makes it a good option for basements and older slabs with higher moisture readings.
Process
- Inspect and test.
- Grind with metal-bond diamonds.
- Fill cracks and holes.
- Apply densifier.
- Polish with resin diamonds.
- Apply stain guard.
New construction and remodels
If you are building or remodeling, involve us early. Polishing before walls and cabinets go in gives the best results, and good placement and finishing of the concrete makes a big difference. We can coordinate with your general contractor and architect.
Grind and seal
For a lower cost option, we can grind the surface to expose aggregate and apply a clear sealer. This works well in basements, studios and garages where you want a finished concrete look without a full polish.
Care
Dust mop regularly and damp mop with a pH-neutral cleaner. Wipe up acidic spills like wine and citrus quickly. Periodic burnishing restores shine in busy areas.
Cost over time
Polished concrete is often comparable in upfront cost to quality coatings and much less expensive over its life because there is no coating to replace. It is one of the most cost-effective floors you can own.
Comfort and acoustics
Concrete is hard underfoot and can be echoey in open rooms. Area rugs, upholstered furniture and acoustic panels soften the space. In homes with radiant heat, the warm floor makes polished concrete comfortable even in winter.
Garages and shops
Polished concrete can work in garages and shops, but oil and brake fluid can stain it more easily than a coated floor. For garages, we often recommend a coating in the parking area and polished concrete in adjoining studios or gyms. A guard helps polished floors resist spills between cleanings.
Maintenance
Dust mop daily and clean with a neutral cleaner. Periodic burnishing restores shine.
Is polished concrete cold?
It feels cool without radiant heat, but rugs and heating help.
Can you polish an old slab?
Often, yes, after inspection.
Will it stain?
A guard helps, but wipe up spills promptly.
